The 275-acre site is located along the Passaic River on the border of Newark and was once a thriving industrial center; however, over the years the industrial sites became run down and several were converted into parking lots for the many commuters who utilize the PATH Line which provides transport into Manhattan in just 10 minutes. Site development will proceed in phases radiating out from Harrisons PATH line station and extending towards the Passaic River and will ultimately contain approximately 3,000 residential units, 100,000 sf of retail space, a 1,500 space parking garage and a new waterfront public park. The residential units and commercial space will be contained within several buildings constructed in a combination of low and mid rise structures, and will be a combination of loft and apartment units.

BSG developed the 37-acre site and subdivision plans that were used to obtain municipal approval for the first phase of the project which will contain approximately 477 residential units within two buildings, a 1,500-space parking garage, and 30,000 sf of retail space. The design of the site was complicated by the many existing structures that needs to be demo-lished, along with the need for some structures to remain temporarily as the various phases are built. In addition, considerable efforts were made to coordinate with local and regional utility authorities to determine the best approach to provide service to the site which is currently serviced by an outdated combined storm and sanitary sewer system. BSG also coordinated the submission and approval process for the entire project which included design efforts by several other firms including the project Architect, Surveyor, and Parking Garage Design firm.
