LGA Engineering, Inc. (LGA) has the capability to prepare a Feasibility Study and present it in the form of a comprehensive report for a potential development site. This study includes information relative to the feasibility of improving the site in conformance with all land use regulations and existing site conditions.
Using the information obtained through the feasibility review, LGA can subsequently prepare a Constraints Map, which can be utilized as the base map for a Conceptual Development Plan. The Constraints Map incorporates the recognized engineering and planning site restrictions to the developable area, resulting in a visually comprehensive plan depicting the remaining area available for the applicant's development proposal.
A Conceptual Development Plan combines the results of the Feasibility Study and Constraints Map. This plan may include, but not be limited to: preliminary stormwater detention areas based on the developer's proposed use; proposed utility connections; proposed parking areas; potential building area relative to parking requirements; the feasible number of conforming subdivided lots; and preliminary road layouts. The Conceptual Development Plan may be utilized for an informal sketch plate application to the appropriate governing bodies.
