Engineers, architects and builders are facing an increasing challenge to meet the functional demands of new buildings, facilities and infrastructure, while at the same time trying to lessen the impact of these facilities on the environment. As the environmental impact of buildings becomes more apparent, the concept of "green" or sustainable building design has become significantly important. This is the practice of creating healthier and more resource-efficient models of construction, operation, maintenance and demolition.

Morris, Johnson & Associates, Inc. (MJA) provides the building design of all energy-consuming elements, focusing on the most efficient operation system components, based on energy conserving techniques. Our normal designs meet or exceed the applicable energy performance standards. Doing so provides the owner and operator of the facility with the highest benefits relating to energy conservation measured over the life cycle of the building.

Recently, government agencies and utilities have been propagating programs intended to aid, instruct and encourage the designers of new facilities to maximize the concepts of green and sustainable building design. MJA is very familiar with the Green Building Rating System, as prescribed by the Leadership in Energy and Environmental Design (LEED) program developed by the US Green Building Design Council. We have documented, checked and conformed a number of building designs to comply with the LEED program, including new buildings and large additions to existing buildings.

All of the utilities in the State of New Jersey currently participate in the New Jersey Smart Start Buildings program. This program provides guidance and incentives to building owners and system designers to incorporate energy-efficient designs and equipment in their new and renovated facilities. MJA provides owners with designs and documentation to apply for and successfully receive these incentives.
